It illustrates why advanced deterioration makes repair a temporary cycle rather than a long-term solution.<\/p>\n<\/div>\n<\/div><\/div><\/div><\/div><\/div><\/div><div id=\"pg-5723-1\"  class=\"panel-grid panel-has-style\" ><div class=\"siteorigin-panels-stretch panel-row-style panel-row-style-for-5723-1\" data-stretch-type=\"full\" ><div class=\"so-panels-full-wrapper\" ><div id=\"pgc-5723-1-0\"  class=\"panel-grid-cell\" ><div id=\"panel-5723-1-0-0\" class=\"so-panel widget widget_sow-editor panel-first-child\" data-index=\"2\" ><div\n\t\t\t\n\t\t\tclass=\"so-widget-sow-editor so-widget-sow-editor-base\"\n\t\t\t\n\t\t>\n<div class=\"siteorigin-widget-tinymce textwidget\">\n\t<h2 class=\"modh3 case_subtitle\">Location<\/h2>\n<p>Plano, Texas (DFW Area)<\/p>\n<\/div>\n<\/div><\/div><div id=\"panel-5723-1-0-1\" class=\"so-panel widget widget_sow-editor\" data-index=\"3\" ><div\n\t\t\t\n\t\t\tclass=\"so-widget-sow-editor so-widget-sow-editor-base\"\n\t\t\t\n\t\t>\n<div class=\"siteorigin-widget-tinymce textwidget\">\n\t<h2 class=\"modh3 case_subtitle\">The Situation<\/h2>\n<p>This project involved a cast iron sewer system that was already showing failure in multiple locations when we first evaluated it.<\/p>\n<p>This was not a single isolated leak.<br \/>\nMultiple leak areas were already confirmed through leak isolation testing.<\/p>\n<p>At the time, it was still common industry practice to offer two paths when multiple leaks were present:<\/p>\n<ul>\n<li>Repair the active leak locations<\/li>\n<li>Replace the full under-slab and underground cast iron sewer system<\/li>\n<\/ul>\n<p>In this case, we offered both options.<\/p>\n<p>But we were very clear about our recommendation.<\/p>\n<\/div>\n<\/div><\/div><div id=\"panel-5723-1-0-2\" class=\"so-panel widget widget_sow-editor\" data-index=\"4\" ><div\n\t\t\t\n\t\t\tclass=\"so-widget-sow-editor so-widget-sow-editor-base\"\n\t\t\t\n\t\t>\n<div class=\"siteorigin-widget-tinymce textwidget\">\n\t<h2 class=\"modh3 case_subtitle\">What We Recommended<\/h2>\n<p>We strongly recommended full replacement.<\/p>\n<p>And we explained why.<\/p>\n<p>We told the homeowner that when cast iron reaches the stage where multiple leaks already exist:<\/p>\n<ul>\n<li>Additional leaks are very likely already forming<\/li>\n<li>Repair costs often increase as work progresses<\/li>\n<li>Repair pricing can end up approaching or exceeding replacement pricing<\/li>\n<\/ul>\n<p>The homeowner chose to move forward with repairs anyway.<\/p>\n<p>And we respected that decision and performed the work requested.<\/p>\n<\/div>\n<\/div><\/div><div id=\"panel-5723-1-0-3\" class=\"so-panel widget widget_sow-editor\" data-index=\"5\" ><div\n\t\t\t\n\t\t\tclass=\"so-widget-sow-editor so-widget-sow-editor-base\"\n\t\t\t\n\t\t>\n<div class=\"siteorigin-widget-tinymce textwidget\">\n\t<h2 class=\"modh3 case_subtitle\">What Actually Happened<\/h2>\n<p>As repair work progressed, additional failing sections were discovered.<\/p>\n<p>The total number of leak locations increased beyond what was originally identified during testing.<\/p>\n<p>Because of this, the repair scope expanded.<\/p>\n<p>The total repair cost increased.<\/p>\n<p>If we had charged full standard pricing for all additional repair work required, the total repair cost would have exceeded what the full system replacement had originally been quoted at.<\/p>\n<p>And this is the part most people don\u2019t realize:<\/p>\n<p>Once you start down the repair path, there is no practical way to switch directions without starting over. If you later decide to replace the full system, the repair work already completed does not reduce the replacement cost. You are essentially paying once for repair and then paying again for replacement.<\/p>\n<p>That is not because anything was done incorrectly.<\/p>\n<p>It was because the pipe itself was already in advanced deterioration across the system.<\/p>\n<\/div>\n<\/div><\/div><div id=\"panel-5723-1-0-4\" class=\"so-panel widget widget_sow-editor\" data-index=\"6\" ><div\n\t\t\t\n\t\t\tclass=\"so-widget-sow-editor so-widget-sow-editor-base\"\n\t\t\t\n\t\t>\n<div class=\"siteorigin-widget-tinymce textwidget\">\n\t<h2 class=\"modh3 case_subtitle\">What Happened About a Year Later<\/h2>\n<p>About a year after we completed the repairs, we received another call about the same house.<\/p>\n<p>By then, the original homeowner had sold the property, and a new family owned the home. Although we do not recall exactly what prompted the testing, our experience has been that insurance companies typically become involved when foundation movement or related concerns are being investigated. Their insurance company sent a plumbing contractor to perform leak isolation testing.<\/p>\n<p>The testing identified 10 leaks throughout the cast iron sewer system.<\/p>\n<p>When we originally evaluated the home, leak isolation testing identified 5 leaks. As we repaired those leaks, additional failing sections were discovered, bringing the total to 10 leak locations before the repair work was completed.<\/p>\n<p>Seeing 10 leaks again about a year later was a wake-up call for us. While we expected additional deterioration over time, we never imagined the system would once again have that many leaks in such a short period.<\/p>\n<p>The repairs we completed had successfully stopped the leaks that existed at the time.<\/p>\n<p>What they could not do was stop the ongoing deterioration throughout the remaining cast iron system.<\/p>\n<p>Unfortunately, the new homeowner now needed a full replacement. By then, our replacement pricing had increased from the previous year, making the situation even more difficult.<\/p>\n<p>Understandably, the new homeowner was frustrated with the entire experience and chose another company to perform the replacement. Looking back, we completely understand why.<\/p>\n<\/div>\n<\/div><\/div><div id=\"panel-5723-1-0-5\" class=\"so-panel widget widget_sow-editor\" data-index=\"7\" ><div\n\t\t\t\n\t\t\tclass=\"so-widget-sow-editor so-widget-sow-editor-base\"\n\t\t\t\n\t\t>\n<div class=\"siteorigin-widget-tinymce textwidget\">\n\t<h2 class=\"modh3 case_subtitle\">What This Job Helped Change For Us<\/h2>\n<p>Because of this job \u2014 and especially what happened about a year later \u2014 this was the beginning of the end of spot repair estimates for us, especially in homes that were being sold.<\/p>\n<p>We could no longer feel comfortable leaving a deteriorating cast iron system in place for a new buyer. The same seller would not want that done to them, and we could not justify doing it to someone else.<\/p>\n<p>After this, there were many situations where we told sellers we would not perform spot repairs. We lost jobs because of that position. But we could no longer put our name on what we believed was a short-term plan that would create long-term problems for the homeowner.<\/p>\n<\/div>\n<\/div><\/div><div id=\"panel-5723-1-0-6\" class=\"so-panel widget widget_sow-editor\" data-index=\"8\" ><div\n\t\t\t\n\t\t\tclass=\"so-widget-sow-editor so-widget-sow-editor-base\"\n\t\t\t\n\t\t>\n<div class=\"siteorigin-widget-tinymce textwidget\">\n\t<h2 class=\"modh3 case_subtitle\">What Made This Case Important To Us<\/h2>\n<p>This job helped reinforce something we were already starting to see across multiple homes:<\/p>\n<p>When cast iron begins failing in several places at once, the system is usually in a late stage of its life cycle.<\/p>\n<p>At that stage:<\/p>\n<ul>\n<li>Repairs do not stop deterioration<\/li>\n<li>Repairs only address failure as it appears<\/li>\n<li>New failures typically follow<\/li>\n<\/ul>\n<p>This was one of the real-world cases that helped push us toward the policy we operate under today.<\/p>\n<\/div>\n<\/div><\/div><div id=\"panel-5723-1-0-7\" class=\"so-panel widget widget_sow-editor\" data-index=\"9\" ><div\n\t\t\t\n\t\t\tclass=\"so-widget-sow-editor spot repair.<\/p>\n<p>Not because repairs cannot stop leaks short term.<\/p>\n<p>Because once cast iron reaches multi-failure stage, repair becomes a cycle&nbsp;\u2014 not a solution.<\/p>\n<\/div>\n<\/div><\/div><div id=\"panel-5723-1-0-8\" class=\"so-panel widget widget_sow-editor panel-last-child\" data-index=\"10\" ><div\n\t\t\t\n\t\t\tclass=\"so-widget-sow-editor so-widget-sow-editor-base\"\n\t\t\t\n\t\t>\n<div class=\"siteorigin-widget-tinymce textwidget\">\n\t<h2 class=\"modh3 case_subtitle\">Important Context<\/h2>\n<ul>\n<li>Every home is different.<\/li>\n<li>Some systems fail slower.<\/li>\n<li>Some fail faster.<\/li>\n<li>Some layouts allow better long-term solutions than others.<\/li>\n<\/ul>\n<p>But what is consistent is this:<\/p>\n<p>Cast iron does not usually fail in isolation once deterioration reaches a certain point.<\/p>\n<\/div>\n<\/div><\/div><\/div><\/div><\/div><\/div><div id=\"pg-5723-2\"
