{"id":3452,"date":"2018-09-12T19:17:56","date_gmt":"2018-09-12T19:17:56","guid":{"rendered":"http:\/\/server.trenchlessmarketing.com\/~inhouseplumbingc\/?p=3452"},"modified":"2018-09-12T19:17:56","modified_gmt":"2018-09-12T19:17:56","slug":"massive-tunneling-underslab-repair","status":"publish","type":"post","link":"https:\/\/bigwesttemp.com\/inhouseplumbing\/massive-tunneling-underslab-repair\/","title":{"rendered":"Beware of Plumbing Companies Advising Massive Tunneling for Underslab Repairs"},"content":{"rendered":"<p>There\u2019s a trend in the\u00a0<a href=\"https:\/\/bigwesttemp.com\/inhouseplumbing\/\">underslab plumbing<\/a>\u00a0and other related industries that I feel is necessary to address.<\/p>\n<p>The amount of excavation many plumbers are recommending.<\/p>\n<p>As I\u2019ve mentioned before, there are\u00a0<a href=\"https:\/\/bigwesttemp.com\/inhouseplumbing\/2018\/01\/22\/verify-other-plumbing-company-results\/\">unscrupulous business owners<\/a>\u00a0in this industry. Business owners who are more interested in filling their own pockets than serving their customers.<\/p>\n<p>And I feel it\u2019s important to give you, the homeowner, as much information as possible so you can make an educated decision.<\/p>\n<h2>Subcontracted Excavation Crews<\/h2>\n<p>First off, you should know the majority of plumbing companies in the Dallas area are one or two man operations. Because of this, they have to hire a subcontractor to do the excavation, or tunneling, under a house so that the plumber can make repairs to the pipes under the slab.<\/p>\n<p>And there are a lot of these independent excavation crews for plumbers to choose from. So while the crews are technically working for the plumbing company, they are not employed by the company.<\/p>\n<h2 class=\"nitro-offscreen\">The Goal of Most Plumbers and Excavation Crews<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-3455 alignright\" src=\"https:\/\/bigwesttemp.com\/inhouseplumbing\/wp-content\/uploads\/2022\/01\/dollar-sign-300x176-1.png\" alt=\"\" width=\"300\" height=\"176\" \/><\/p>\n<p class=\"nitro-offscreen\">An overwhelming majority of plumbers and excavation crews want to do\u00a0<strong>AS MUCH<\/strong>\u00a0tunneling under the house as possible. They do\u00a0<em>not<\/em>\u00a0want to punch a hole in the slab that is closer to the leak.<\/p>\n<p class=\"nitro-offscreen\">Why? Because the number one goal for 98% of these businesses\u2014 plumbers and excavation companies\u2014 is to make the most amount of money as possible. And more tunneling means more money.<\/p>\n<p class=\"nitro-offscreen\">But of course, this isn\u2019t how they sell it to you, the customer. Instead they say it\u2019s the best option for you and your home. And they know well and good these things are not true.<\/p>\n<p class=\"nitro-offscreen\">\u201c<em>Tunneling is safer for your foundation.<\/em>\u201d\u00a0<strong>LIE<\/strong><\/p>\n<p class=\"nitro-offscreen\">Too much tunneling \u2014 such as tunneling 30 feet to get to leak instead of punching a hole in the slab \u2014 is worse for your home\u2019s foundation than creating an access hole through the slab to fix a leak.<\/p>\n<p class=\"nitro-offscreen\">Think about it, the ground under your house helps support the foundation. The more you tunnel, the less support there is.<\/p>\n<p class=\"nitro-offscreen\">And yes, once the repairs are made, they backfill the hole. But the more tunnel there is, the more difficult it is to fill in properly. Not to mention the changeable nature of North Texas soil. It\u2019s possible once the soil has settled and shifted, with 10, 20, 30 feet of tunnel, you\u2019re could be left with essentially pockets of air under your foundation.<\/p>\n<p class=\"nitro-offscreen\">\u201c<em>You don\u2019t want dust everywhere!<\/em>\u201d\u00a0<strong>LIE<\/strong><\/p>\n<p class=\"nitro-offscreen\">As to the \u201c<em>dust everywhere<\/em>\u201d myth. There are tricks of the trade, so to speak. When done right with the right tools, there is very little dust to deal with.<\/p>\n<p class=\"nitro-offscreen\">We even have a \u201c<strong>cleanliness guarantee<\/strong>\u201d where if you are not completely satisfied with our final cleanup, we give you $100 towards having the area professionally cleaned.<\/p>\n<p class=\"nitro-offscreen\">We take your home\u2019s cleanliness so seriously, we\u2019ve had jobs where a customer comes back and didn\u2019t even realize we had been there.<\/p>\n<h2 class=\"nitro-offscreen\">In-House Plumbing Goal<\/h2>\n<p class=\"nitro-offscreen\">Our goal is not to make the most amount of money as possible. Our goal is to do the least amount of tunneling and to do what\u2019s best for the customer.<\/p>\n<p class=\"nitro-offscreen\">Because we are more interested in doing the best quality work at a reasonable price, or as we like to say \u201cA\u201d work for a \u201cC\u201d price, we always suggest what is in the customer\u2019s best interest.<\/p>\n<p class=\"nitro-offscreen\">For instance, it\u2019s not unheard of for another company to recommend 30 feet of tunnel to repair one leak. Our cost for this same job in this particular example? Around $2500.<\/p>\n<p class=\"nitro-offscreen\">Now yes, we don\u2019t put the flooring back once we\u2019ve patched the access hole. But even with replacing that part of the carpet or tile, your end cost is maybe an additional $500 to $1,000. So you\u2019re looking at a total of around $3,000 to $3,500.<\/p>\n<p class=\"nitro-offscreen\">$12,000 vs. $3,500.<\/p>\n<p class=\"nitro-offscreen\">Keep in mind, though, every home and situation is unique. So yours could be different but generally, the cost with replacing the flooring is around $3,500.<\/p>\n<p class=\"nitro-offscreen\">Now full disclosure.<\/p>\n<p class=\"nitro-offscreen\">At one point we had a tunneling crew on staff. But in the end, it made better business sense to subcontract with an outside excavation crew. The difference, though, the owner of the excavation company we subcontract with used to be one of our employees before he went on to start his own business.<\/p>\n<p class=\"nitro-offscreen\">So he knows and works within our goal to do as little tunneling as possible.<\/p>\n<h2 class=\"nitro-offscreen\">Price Shopping<\/h2>\n<p class=\"nitro-offscreen\">As I talked about in the\u00a0<a href=\"https:\/\/bigwesttemp.com\/inhouseplumbing\/2018\/08\/29\/price-plumbing\/\">last post about pricing in the industry<\/a>, many customers are shopping around for the best price. We\u2019ll get a call asking how much our leak location test is. And we know other companies are selling the same test for a lower price.<\/p>\n<p class=\"nitro-offscreen\">However, that is just another tactic these companies use to get their foot in the door. They sell you a cheap leak location test only to come in and give you an unnecessary high-priced repair once they\u2019re past the door \u2014 like our $12,000 vs $3,500 scenario.<\/p>\n<p class=\"nitro-offscreen\">I believe it\u2019s important for you to understand the ultimate goal for the majority of these plumbing and excavation companies.
