When Assumptions Are Treated as Conclusions
This case study examines how a large vent replacement proposal was based on assumptions rather than confirmed failure, and why diagnosis in full residential under-slab and underground cast iron sewer systems must match the actual failure mode before invasive work is performed.
The Situation
A homeowner contacted a plumbing company after noticing interior damage near a wall, which raised concerns about a possible sewer issue. She did not report persistent sewer gas odors or widespread plumbing problems.
During that initial evaluation by another plumbing company, she was told that multiple vent stacks needed to be replaced. She was also told that the piping used in the system was “incorrect,” implying that prior work may have been done improperly.
This was especially confusing for the homeowner because, when she purchased the home roughly six years earlier, she had been told the sewer system was new. Hearing that the “wrong pipe” had been used suggested to her that the earlier replacement may have failed or been done incorrectly.
The proposal she received for this work totaled $75,106.29. Beyond the cost, what troubled her most was that the scope focused heavily on vent replacement and invasive work — without a clear explanation of how it would resolve the specific issue she initially called about.
Uncomfortable with the scope, reasoning, and cost being proposed, she reached out to us for a second opinion.
Understanding the Existing System
Homes of this age commonly contain mixed plumbing materials, particularly when prior work has been performed over time:
- PVC or ABS piping in walls and vent systems, often original to the home
- Cast iron originally installed under the slab
- PVC installed later during under-slab or underground replacement
All of these materials were code-approved and commonly used during their respective time periods. The presence of ABS vent piping does not indicate improper installation, incorrect material choice, or failure.
In this case, the most likely configuration was:
- original ABS vent piping remaining in the walls
- under-slab and underground piping replaced later with PVC
- a normal, compliant setup for a home of this age
Stating that “the wrong pipe was used,” without historical or code context, can unintentionally suggest fault where none has been established and create unnecessary concern for the homeowner.
What Was Actually Confirmed to Be Failing
Our evaluation identified confirmed failures under the slab and underground, specifically bellies in the sewer line.
A belly is a section of pipe that holds water due to settlement or movement. Bellies:
- prevent proper drainage
- cause the pipe to remain full of water
- and interfere with certain diagnostic methods
Bellies are commonly caused by:
- soil movement
- weather cycles
- normal ground or foundation shifts over time
These conditions are not necessarily the result of poor workmanship or incorrect materials. They can occur even when prior work was performed correctly.
Why the Initial Diagnosis Missed the Mark
Vent stacks primarily carry air, not water. While there are limited situations where water flows through a vent — such as lines serving upstairs fixtures, washers, or certain sinks — that flow is brief and vertical.
Leaks after water drops into a vent stack are extremely rare. When vent stacks fail, the most common and obvious symptom is persistent sewer gas odor, not isolated wall or baseboard damage.
By contrast, the vast majority of sewer-related leaks inside walls occur at sink arms — the horizontal sections of pipe that:
- exit the P-trap
- run parallel to the slab
- carry water along the bottom of the pipe before dropping vertically
These sections are continuously exposed to soaps, cleaners, food waste, and household chemicals, making them a far more common source of interior water damage.
In this situation, a rare failure mode — vent stack leakage — was treated as the most likely cause without the symptoms that typically support that conclusion.
This is a clear example of treating assumptions as conclusions.
Clarifying the Original Concern
One important detail in this situation is that the original issue that prompted the homeowner to call a plumber was never clearly identified or confirmed.
Based on everything we reviewed, it is extremely unlikely that either an under-slab sewer issue or a vent-related problem was responsible for the visible interior damage she was seeing. As discussed earlier, under-slab sewer leaks almost never present this way, and vent stack leaks are rare and typically show very different symptoms.
The area of concern was located immediately adjacent to a stand-up shower, which introduces several far more common possibilities that are unrelated to the sewer system, including:
- A shower riser issue — the water supply pipe that runs from the shower valve up to the shower head. This pipe only carries water while the shower is in use, which makes leaks intermittent and often difficult to detect. When it does leak, it can introduce fresh water into a wall or floor area without any connection to the sewer system.
- A shower pan leak — the component that contains water and directs it to the drain. In fiberglass showers or tiled showers, the pan sits on or just above the slab and extends slightly up the walls. If compromised, it can allow water to escape onto the slab inside the home.
- Water escaping the shower during or after use, such as through a door, curtain, or while stepping out of the shower with wet feet.
- Normal foundation movement over time, which can subtly change floor slope and cause water to travel in directions it previously did not.
Any of these conditions could explain the symptoms the homeowner observed without involving the sewer system at all.
While the bellies identified under the slab and underground were real and significant issues that would eventually need to be addressed, they may not have been related to the specific reason the plumber was called in the first place.
This distinction matters. Our philosophy has always been to identify and solve the problem the homeowner actually called about, rather than expanding the scope to include unrelated conditions that may or may not exist elsewhere in the home.
Testing, Bellies, and Why Order Matters
Testing must match the type and location of the suspected failure.
- Smoke testing is used to identify issues in above-ground systems
- Hydrostatic testing is used to identify leaks under the slab or underground
Because bellies hold water in the pipe, smoke cannot reliably pass through those sections. Attempting to smoke-test vents before correcting bellies can produce misleading or incomplete results, making it appear that vents are problematic when the real issue lies below.
For that reason, our recommendation was to:
- replace the failed under-slab and underground piping first
- restore proper flow and drainage
- then verify any remaining concerns under valid testing conditions
The issue was not whether replacement was necessary — it was which parts of the system needed to be replaced first and why.
Our Position on Replacement
It is our opinion that aging cast iron pipe under the slab and underground should be replaced once failure patterns are present, rather than repeatedly repaired. Spot repairs often delay the inevitable and frequently lead to higher total cost and disruption over time.
At the same time, we strongly recommend against replacing in-slab or above-slab piping of any kind — including vent stacks — unless there is clear, direct evidence that those components have failed.
Replacing vents without strong proof introduces:
- significant structural disruption
- unnecessary interior damage
- and risks that far outweigh the likelihood of benefit
This is not about doing more or less work — it is about doing the right work, in the right order.
How We Helped
Rather than pushing a decision, we created two detailed screen-capture videos:
- the first at the time of our evaluation
- the second several weeks later, after the homeowner returned with additional questions and concerns
These videos walked through the system layout, prior work, confirmed failures, testing limitations, and the reasoning behind our recommendations.
There was no urgency to proceed — only an effort to ensure conclusions were supported by facts rather than assumptions.
It’s also important to clarify that when we were contacted, we were asked to provide an estimate for pipe replacement, which is the only service we offer. We were not initially brought in to investigate the original source of the interior issue, and those details did not become clear until weeks later through follow-up conversations. While we did not return to the home to perform investigative work, we took the time to review what we learned remotely and help the homeowner think through likely causes and next steps.
Outcome
The homeowner chose to pause and seek clarification from the company that performed the prior replacement work, while keeping our evaluation for reference.
The goal was never to assign blame. Underground systems are affected by time, soil movement, weather, and normal ground conditions — even when work was performed correctly.
Why This Case Study Matters
This situation highlights realities homeowners rarely hear explained clearly:
- different plumbers can reach very different conclusions
- not all interior damage points to the same cause
- mixed materials are common and appropriate in many homes
- bellies invalidate certain diagnostic tests
- diagnosis must match the failure mode
- the sequence of work matters
The most responsible solution is not defined by replacing everything or replacing nothing.
It is defined by replacing what is known to fail, verifying what isn’t, and protecting the home from unnecessary damage in the process.
Our role isn’t to guess.
It’s to apply experience, replace what must be replaced, and avoid destroying what doesn’t need to be touched.
